One villa first. A collection next.

Sandpiper started with a simple idea: build a small, private, sustainable community in one of the most beautiful corners of Ecuador’s coast. Thirteen lots in total, eight of which were mine.

Two already have owners. I’m keeping Home 1 to rent as an entire home — 4 bedrooms, 8 guests, pool, private community — plus five more lots to replicate the same design if the model works.

This page is not an inventory for sale. It’s the project: the first villa in pre-listing, the ops team ready, the photographer booked. When it opens, it sits in the entire-home 4-bedroom category — not suites.

Why only one villa now?

Home 1 is the proof of the model: entire 4-bedroom home, professional ops, private community. If it works as expected, the same design replicates on the five remaining lots. There is no inventory for sale on this page.

Can I book already?

There is no public booking calendar or rates yet — we are in pre-listing. Join the founders list (free, no card) and get professional photos, prices, and dates before the platforms.

Are you still selling lots or homes?

Not right now. Lot 13 and Casa Marea already have owners. The focus is renting Home 1 and, if the model works, building the next villas of the same design. If that changes, we tell people on the contact list.

Can I visit the community?

Yes. We coordinate an in-person visit in Ayampe or a video call if you are abroad. The home is still under construction — you will see real progress, not a finished-tour tour.
